What is a BS 5837 Tree Survey?
BS 5837:2012 is the British Standard that sets out how trees near development sites should be surveyed, assessed and managed. Local planning authorities across Hampshire require a BS 5837 survey as part of most planning applications where trees are present.
What the survey covers
- Individual tree survey data β species, height, crown spread, condition grade
- Category assessment (A, B, C or U) based on the tree’s quality and life expectancy
- Root Protection Area (RPA) calculations for each tree
- Constraint mapping β showing how trees affect the developable area
- Tree Retention and Removal Schedule
- Tree Protection Plan (TPP) β drawings showing protection measures during construction
- Arboricultural Method Statement (AMS) β how tree protection will be implemented on site
When you need one
- Any planning application where trees are present on or adjacent to the site
- Pre-application discussions with a local planning authority
- Where a planning condition requires an AMS before development commences
- Property purchase β understanding tree constraints before you commit
- Where trees need to be removed or pruned as enabling works for construction
- Discharge of planning conditions relating to trees

Written specification for how trees will be protected during construction β fencing specification, working methods within RPAs, supervision requirements. Required for planning condition discharge.
Arboricultural Impact Assessment
Assessment of the impact of a proposed development on existing trees β typically required for larger schemes or where tree constraints are likely to influence the design.
